Buying a home with kids in tow changes everything. It’s no longer just about charm or finishes. It’s about how the space fits into your everyday routine. Whether you’re looking for your family’s first home, making a move to accommodate growing kids, or simply trading a condo for a backyard, the right home will make life feel a little bit easier (and maybe even a little more peaceful).

We’ve helped dozens of families navigate their home search in Ottawa, from Kanata to Almonte, Barrhaven to Carleton Place, and what we’ve learned is this: the “perfect” home for your family isn’t always the biggest or the newest. It’s the one that fits your real life.

Here are the things we always recommend keeping in mind when you’re buying a house with kids!

Start with the layout

The right floor plan can change everything. For families with young children, a home where all the bedrooms are on the same level can be a game-changer, especially during the baby and toddler years. For families with older kids or teens, a finished basement or secondary living space offers everyone a bit more breathing room.

Open-concept living areas tend to be popular for a reason: they make it easier to keep an eye on kids while making dinner or tidying up. That said, we’ve also seen families fall in love with more traditional floor plans that offer quiet spaces, like a separate den for homework or reading time.

Pro tip: Walk through the home in your head as if it’s a regular Tuesday. Where would backpacks go? Is there a spot to drop groceries without waking a sleeping baby? Where would the LEGO table live? That kind of thinking is more useful than any square footage stat.

Prioritize storage (and then double it).

Kids come with stuff. Bikes, snow pants, strollers, school projects, holiday decorations, outgrown clothes… and somehow, it multiplies.

3Look for homes that offer:

  • A proper entryway with closet space (mudrooms are amazing!)
  • Ample bedroom closets
  • A basement or garage with room for bins and shelving
  • Linen closets, kitchen pantries, and built-in cabinets

Even if you’re planning on organizing everything beautifully in labelled baskets (we see you, Pinterest moms), having enough storage to hide the mess when needed is a serious sanity-saver.

The neighbourhood matters just as much as the house.

We always say: you can change the inside of a house, but you can’t change the street it’s on.

When you’ve got kids, location is everything. Some of our clients want to be within walking distance of schools. Others want quick access to trails and parks. Some prioritize quiet streets with other families around, or proximity to grandparents and support systems.

Ask yourself:

  • Is there a safe place to ride bikes?
  • Are the sidewalks wide and well-kept?
  • Can I walk to coffee, groceries, or drop-offs?
  • What’s the school catchment area?

Look at the bones (not the paint colours)

It’s easy to be swayed by a stylish kitchen or a beautiful backsplash, but when you’re buying with kids in mind, try to look deeper. Does the home have good bones? Is the layout functional? Can you see your family growing into it over time?

Things like cosmetic updates can be tackled later (especially once you’ve lived in the home and know what you really need). Focus instead on move-in readiness, mechanicals in good shape, and a solid foundation for family life.

Outdoor space is more important than ever

Whether it’s a full backyard, a deck off the kitchen, or just a nearby green space, having outdoor room to play can make a big difference.

We’re not saying you need a huge lot, but it’s worth thinking about how your kids like to spend time. Do they love soccer? Sidewalk chalk? Gardening? A backyard with good sun exposure, fencing, and space to roam can go a long way toward keeping everyone happy (and giving you a moment of quiet).

Also worth considering: snow storage. It’s an unavoidable Ottawa thing!

Think long-term (but not too long-term)

You don’t need to buy your forever home every time you move. Life changes…fast! But if you’re buying with kids in mind, it’s smart to consider what your needs will look like in the next few years.

Will you need an extra bedroom? Would a finished basement become useful as a playroom or hangout space? Could that small den become a great office if you shift to working from home full-time?

Sometimes the right home isn’t just about what fits today. It’s about what makes the next chapter feel easier.

Get a feel for the vibe

The best part of house hunting is finding the one that feels right. And that often happens when you walk into a space and say, “I can see us here.”

It might be the quiet street where kids are riding bikes. It might be the sunny breakfast nook that feels perfect for pancakes and puzzles. It might be the bonus room that you instantly imagine as a playroom, music space, or teen zone.

Our advice? Trust those gut feelings. They usually lead to the best decisions.
